everyone heard about Sofitel sofil also
we have a TI up with them and they’re
going to manage manage our Tower nine
this is the tower okay s it and
subsequent moving on moving forwards we
going to tied up with the rest of the
hotel operator over in our project okay
and that’s the second one uh moving on
the unit itself is come with the fully
furnish the fully furnish all
right which mean that you just bring a
luggage you can stay the nights over in
our project okay and subsequence let’s
talk about the uh the rental the rental
here whole year around as I say just now
as a here the occupancy is about 90% all

when you invest you’re committing to
keep your money invested for nine years
and they guarantee up a 5% return
minimum and when they’re occupied
they’re probably going to run at a
higher margin than that but you’re
guaranteed a minimum of 5% over that
period of time and then at the end of
those nine years you can decide do you
want to liquidate and pull your money
out or do you want to reup or you know
keep it and it’s no longer part of the
hotel operation it’s up to
you okay so this is like a a hybrid of
an Airbnb in hotel State exactly yeah
and the to me the most exciting part of
it is the the Sky Casino which is one of
the big draws to the ging Highlands was
built over 30 years ago as a three star
hotel and they only have 10,000 rooms
which is what Terrence was referring to
and they get 70,000 visitors a day so we
now have a five-star hotel that’s
literally a 7-minute gondola ride away
or below the casino and so the Travelers
can gamble all day and then ride the
gondola back to their five-star hotel
that’s just a seven minute ride
away okay does that make sense awesome

4.5 which is $1 uh can change like a 4.5
uh ringy so terorist if can next time
the presentation you have to uh convert
all the money you know go using usus so
if it will be more helps like more
straightforward so yeah there is more no
problem know the currency today is
probably like
1.4.5 which you just try the best to
roughly to convert to the US dolls okay

this transaction is all done in ring
right so in other words if the investor
brings in
200,000 that money gets moved over to

generated it’s all done in rink head

5% and so if the investor wants to bring
that money back he or she would have to
convert that back to to US dollars with
that is that
okay yes sure no problem bring it me
sure anytime can convert to the US
dollar right yeah yeah no I’m just
trying to understand some of the risks
um with the exchange rates because they
they do
fluctuate yep
car uh we will say okay but currently
like the the usus is the money is still
very strong so so uh sometimes it’s like
the people they invest properties
overseas so they were more considerate
about few reason to get the benefit uh
probably well consider it about like a
the housing increase after like five
eight years later and a second maybe you
know people were more considerate about
the currency So based on the Malaysia
ringy is um it’s quite sa I I I will see
quite by those few years but the only
things is us orus is very strong keep
going on so uh that I will say that’s
the uh right timing if you’re using um
usus to purchase any op this overseas so
it’s very strong the projecting power
yeah even though after many years later
when you’re trying to sell your prop
property and uh at that moment if you
convert back to to yurus then then
that’s the I mean we we cannot say
that’s the risk but it’s probably like
no one knows what well goes to the
currency at that moment uh whether goes
up or goes down
yeah makes sense in if if uh if someone
were to invest in Tower one and or two
there’s a nine-year commitment
how how many years is it going to take
to build out the remaining
Towers all right okay another we talk
about whole development total we have
nine Towers nine Towers we are taking
about uh 10 to 15 years to complete the
whole project the whole development over
in the IBN Highland City and and I’ll
tell you the reason I asked because is
wouldn’t it be safe to assume that in
Towers three and
four the pricing go up right yes you all
right so so the value of my investment
is is going up during that entire 10
year to 15E
period uh correct yeah okay that just is
an added layer of comfort I think for
investors
yeah it’s probably not guaranteed though
right the no of course not but the the
guarantee is the 5% return
that is
guaranteed yeah know okay appreciation
though I mean they have they have a
tremendous amount of influence over the
appreciation because the developer sets
the pricing every time they do a release
just like Builders do here in the
US and and so ad when you liquidate that
asset um I don’t know say 9 10 years
from now um you can sell it at whatever
the market value is at that time is that
what the okay appreciation comes in yeah
you more than if you sold it right at
the end of 9 years and again this is all
speculation but if you sold it right at
the end of 9 years you’re you’re
competing with Towers seven and eight or
or so right and so you’d have to sell at
a discount to whatever the the set
pricing was at that time for the new
build stuff um but there’s also going to
be
appeal for uh more established you know
units as well so there there’s a there’s
a number of variables I’m just pointing
out that the
appreciation is not just subject to the
market because a developer has influence
on
that what other questions do people have
if there aren’t any we can we can let
terance get back to work selling
properties I like

to see now like can an investor fly over
there and take a
look yes yeah uh you you missed the very
towards the beginning Sher uh we’re
actually talking about planning a trip
towards the end of

units because the the rure itself is
still being built but yeah people can go
check it out now if they want yeah I I
have I know someone who’s going to
Malaysia in December and delivering a

returning in January so I I thought this
wasn’t going to be built until
February but I guess it’s is that is
that correct is that it actually won’t
be completed until 2025 end end of
2025 but is the is it starting to build
in February or what happens in
February February is a a was the month I
floated the tentative trip but Angela
just confirmed it’s more likely to be
the last week of January now okay but
it’ll be somewhere in that vicinity so
um the construction has been underway
for over a year already

you have any friends who go into like
the trip in Malaysia so we we welcome

around the business model for this so
I’m assuming that an investor can select
a specific unit that they want to
purchase and then to make more than that
5% return it really kind of depended on
how well that unit gets tenants to to
come and
stay um yes correct right okay okay yeah
sure they have the rights like actually
it’s the normal like the regular
property sales purchase agreement or
processing so we will show you guys like
a uh sales chat and then let you know
okay uh how many units and what kind of
units we have currently and you can show
the customer and let them to pick up
okay we will explain the direction
facing to the pool or facing to the
mountain facing to the center of the uh
commercial building or like facing to
the mountain green view or whatever we
will explain to your customer and also
they have a rights definitely they can
pick up okay whatever the units uh of
course uh the price is a difference
based on the level higher and lower and
the based on the um phasing you know
phasing the middle pool or phasing like
you know some of the Green Mountain or
whatever the price all difference uh so
of course based on the calculation with
the uh profit return so it’s based on
the total purchase uh um price if you
for example if you invest like the 1
million so you will get 1 million 5% so
if you just H invest like a 200 uh case
so it’s based on that uh 200 5% does
that make sense yeah this is how we do
the
calculation any other
